Landlords Fees and Charges

Fees are expressed as a % of the total rent due under the tenancy. Letting fees are payable fully in advance, management fees are payable in line with the way the rent is due. VAT is included @ 20%, were applicable

Minimum letting fee is £900.00.

Letting Service 8.4%

Pictures, particulars and details prepared for your property; advertising on all websites and through both our offices; accompanied viewings; offer negotiations including agreeing conditions of a let; preparations of the file, paperwork etc; referencing, including employer references, landlord references, copies of ID & proof of residence; preparation of the tenancy agreement

Renewal Letting Service 6%

Contact parties; advice on rent and negotiate changes; preparation of the new tenancy agreement

Rent Collection Service 2.4%

Collect the rent from the tenants; prepare monthly statements and invoice; pay the rent directly to you in to your specified account

Management Service 6%

in addition to Letting or Letting Service above, Preparation of deposit documents, including certificates, terms and conditions and lodging the deposit with DPS; advise utility providers and local authority of changes; carry out routine property visits twice per annum and notify landlord of outcome; arrange routine repairs and renewal of safety records; obtain estimates; re-check tenants right to rent; hold keys; arrange check-out appointment; negotiate any claim against deposit; distribute deposit as agreed between parties; remit landlord dispute to DPS for adjudication

  • HMO Licence Application (excludes cost of licence, documentations and risk assessments): £240.00
  • Formulating Deposit Adjudication Claim: £240.00
  • Arranging non-routine maintenance as required (manage and instruct contractor): 12% of net invoice

  • Legionella Risk Assessment fee: price on application
